Rancho Coronado South
San Marcos, California
Project is a 280-acre community within the "Heart-of-the-City" Specific Plan of San Marcos. Provided conceptual master planning for Beazer West / South Coast Materials which required a plan that could accommodate current land mining operations and preserve future build-out opportunities. The planning effort included computer terrain modeling for analysis of visual impacts and general landform modification. This mixed-use plan encompasses seven residential villages, a four-acre commercial site, a thirty-acre community park and a ten-acre school site.
River View Village
San Diego, California
This project is a 16 unit single family “in-fill” development project. The six acre site is constrained with steep slopes, oak woodland habitat, and is within an existing residential neighborhood. The site plan provides for the delicate balance between development opportunities while maintaining the surrounding area’s unique natural features. The project requires significant jurisdictional processing through the City of San Diego including a Community Plan Amendment, Rezone, Planned Development Permit and a Tentative Map.

San Diego Metropolitan Transit System South Bay Showcase Study
Chula Vista, California
The South Bay showcase Study was intended for near-term BRT implementation along the H Street corridor in Chula Vista and become a “showcase” model for other transit corridors. The project objective was to develop transit connections to key locations such as downtown Chula Vista, Southwestern College, and the future site of the University of California campus. These transit connections were evaluated to specify station location and land use zoning needed to facilitate rapid transit.
San Diego Metropolitan Transit System North Bay and Beach Area Guideway Study, Phase I

This project evaluated the feasibility of bus rapid transit service in the North Bay and Beach Area. The study involved coordinating future BRT service and development plans with the proposed station locations and priority treatments. The priority measures would minimize the impacts of congested areas and maintain a high level of service reliability
San Diego Metropolitan Transit System North Bay and Beach BRT Study, Phase I

The study further evaluated the feasibility of extending BRT service from Old Town to Belmont Park. The project included community outreach and APM study, but it has since been re-scoped to evaluate the feasibility of bus rapid transit service in the North Bay Redevelopment Project, Sea World Expansion Project and the Quivera Basin Redevelopment Project.

San Diego Metropolitan Transit System Mission Beach and Pacific Beach BRT Study

This project was as add-on to the North Bay and Beach area Transit Study, Phase II. The study evaluated the feasibility of extending the BRT service from the initial Phase I corridor (Old Town to Belmont Park) into Mission Beach and Pacific Beach communities along the Mission Boulevard, Grand Avenue, and/or Garnet Avenue corridors to the future Balboa Transit Center at I-5.
